Update on Vacant Unit Tax (VUT) Program Timelines

The City of Hamilton has made important adjustments to the Vacant Unit Tax (VUT) program timelines due to unforeseen delays caused by the recent Canada Post labour disruption. These changes were officially approved at the General Issues Committee meeting on January 15, 2025.


NEW! Key Dates:


  • Declaration Start Date: February 10, 2025

  • Declaration Deadline: April 30, 2025


Originally, the declaration period was scheduled from January 13 to March 31, 2025. However, the mail disruption delayed the distribution of important program information, requiring updated dates. The new timeline ensures all property owners receive the necessary details to comply with the program requirements.


Penalty Waived for First Year

Recognizing the challenges posed by the delayed start, City Council has directed staff to waive the $250 late declaration fee for declarations submitted after April 30, 2025. This waiver applies only to the 2024 self-declaration year, acknowledging this is the program's inaugural year.


What is the Vacant Unit Tax (VUT)?

The VUT program encourages better use of residential properties by applying a tax to homes left vacant for an extended period. Property owners must declare the occupancy status of all owned properties annually. This program aims to address housing availability by incentivizing the occupancy of vacant residential units.


Next Steps for Property Owners:

  • Expect VUT information to arrive by mail within the next 1-2 weeks.

  • Prepare to declare your property’s occupancy status starting February 10, 2025.

  • Ensure your declaration is submitted by April 30, 2025 to avoid future penalties.
